Description of the delivery

GENERAL INFORMATION

This description is prepared to inform about the building’s main components and functions. There may be discrepancies between the technical specification and the floor plans. In such cases, the technical specification shall prevail.

Some illustrations in the drawings and brochure may show elements not included in the delivery, such as furniture, wardrobe fittings, color choices, carpets, door and window shapes, architectural details, facade details, shared areas, materials, flower boxes, landscaping, etc.

Room sizes may vary slightly from sales drawings.

Window sizes and placement of windows and doors may differ from general plans due to structural and architectural design requirements.

The project is submitted in accordance with the technical regulations of 2017 (TEK17).


CONSTRUCTION

  • Delivered with a cast concrete slab with ground insulation and radon barrier.

  • Timber frame construction. Exterior walls made with wooden framing and 200 mm insulation.

  • Exterior cladding in either rough-cut vertical panel (Villmarkspanel) or smooth panel.

  • Outdoor terraces are built with pressure-treated joists and decking (28x120 mm).

  • The floor between ground floor and loft has 200 mm insulation.

  • Internal walls include 100 mm insulation and are clad with vertical pine paneling. Bathrooms have double-layered walls (chipboard + gypsum), tiled.

Ceiling height is approx. 2.29 m in the first floor, except areas with open ceilings.
Lofts (if included) have flat roofs approx. 70 cm wide, ceiling height 1.89 m, sloping down to kneewalls approx. 1.10 m.

Pipes will normally be hidden inside walls/floor structures. Dropped ceilings/boxing may occur and will be treated to match interiors.

The roof is built with wooden structure, covered with gray or black Isola shingle and trim. Turf roof is used for cabins in Rauland.

Outdoor storage rooms (if included) are insulated and clad with pine panel. Floor in untreated concrete.


INTERIOR

Walls and Ceilings
All walls and ceilings in pine panel (except bathroom, which is tiled). Several tile options available at no extra cost.

Floors
25 mm brushed pine flooring on ground floor and loft. Entryway, bathroom, and WC are tiled with underfloor heating.

Trims and Moldings
Pine floor and door moldings (12x58 mm), ceiling moldings (Karnis 21x45 mm), corner trims and quarter rounds in appropriate places.

Interior Doors
White MDF doors with three panels and metal handles.

Staircase to Loft
Delivered with balustrade.
Pre-stained one coat.
Option to have all interior wood surfaces (walls, ceilings, trims, floors, staircase) stained for an additional fee. Exterior staining in “Seterbrun” color also available.


KITCHEN

IKEA kitchen.
Integrated Whirlpool appliances: induction hob, convection oven, dishwasher, fridge/freezer.
Exhaust hood with mechanical ventilation.
Laminate countertop with built-in sink.
Number of cabinets as shown in floor plans.
Front styles and upgraded appliances available at additional cost.


BATHROOM

Tiled floors and walls. Multiple tile options available at no extra cost.
Thermostatically controlled underfloor heating.
Wall-hung toilet, folding glass shower walls, 60 cm vanity with integrated sink, mirror with light, double power outlet.
Ceiling downlights with dimmer (number and placement per electrical plan).
Plumbing prepared for washing machine, placement per floor plan.
Note: Only shower area has built-in floor slope.


SEPARATE WC

Tiled floor with underfloor heating, paneled walls and ceiling. Wall-hung toilet and compact sink.


STORAGE ROOMS

Internal storage (if included) delivered with pine flooring and paneled walls/ceiling.


WARDROBES

Wardrobe cabinets are not included.


WINDOWS AND EXTERIOR DOORS

Windows
Triple-glazed with argon gas, U-value 1.0. Factory-finished in white (inside and outside).

Patio Door
Same sill height as living room window. Interior lock. Factory-painted in white (inside/outside).

Front and Storage Room Doors
Insulated with window (front door) / without window (storage). Factory-painted in white.


FIRE SAFETY

Smoke detectors with battery backup on both floors (if loft included).
Fire extinguisher included.


TECHNICAL INSTALLATIONS

Ventilation
Natural ventilation with window vents. Mechanical extraction from kitchen and bathroom.

Electrical System
Complete electrical system according to NEK standards. Mostly concealed installation where technically feasible.
LED downlights with dimmers in kitchen, living room, hallway, bathroom, bedrooms, and loft (if included).
Ceiling light points above dining table and in storage. See electrical drawings for quantities and placement.

Heating
Underfloor heating with thermostat in tiled areas.
Electric panel heaters in other rooms (except loft lounge).
Wood-burning stove with three-sided glass and steel chimney with air intake.


TV / INTERNET / DATA

Conduits for TV and fiber are pre-installed.
Fiber is now available in all areas.
Each owner is responsible for contracting their own service provider.


OUTDOOR AREAS AND COMMON FACILITIES

Plot
Roughly leveled and gravel parking area prepared.

Waste Management
Separate agreements apply for each area.


OPTIONAL UPGRADES

Depending on construction stage, buyers may customize their cabin.
Cabins are built as sold.
After receipt of building permit, delivery is within 6 months.
Seller reserves the right to deliver earlier if possible.

Sale is contingent upon obtaining necessary public approvals.
If approvals are not granted, the seller is not obligated to build.
Buyers will be notified.
If no construction start within 12 months of contract signing, the contract is void.

Outdoor/terrace completion may be delayed due to seasonal conditions.


SELLER

The sellers are the respective cabin development companies.
All sales are conducted through an authorized broker.


RESERVATIONS

All information subject to change without notice.
Illustrations may differ from final plans.
Prices of unsold cabins may be adjusted without notice.
Typographical and specification errors may occur.


CONTRACT

Broker prepares the contract according to current laws.
No payment is required upon signing.
Full payment is due one week before takeover.
